Our Approach to Policies
Astacos Studios has been family-run since 1963. Over six decades, we've learned that the best guest experience comes from clear communication, reasonable rules, and flexibility when life throws curveballs. These policies reflect that philosophy: firm on the basics (check-in times, payment, respect for other guests) but understanding when circumstances require adjustments.
If you have questions or need an exception to any policy, just ask. We're running a family business, not enforcing corporate bureaucracy.
Check-In & Check-Out Times
Standard Check-In: After 3:00 PM (15:00)
Your studio will be fully cleaned and prepared by 3 PM. We'll meet you personally to hand over keys, show you around, and answer questions. This meeting takes 10–15 minutes.
Early Check-In (Before 3:00 PM)
Subject to availability. If the studio is ready and no one is checking out that day, we can often accommodate early check-in free of charge. Contact us the day before to confirm. If the studio isn't ready, you can leave luggage and enjoy the beach while we finish cleaning.
Standard Check-Out: By 11:00 AM
We need time to clean for the next guests. Please vacate your studio by 11 AM. You're welcome to use outdoor showers and leave luggage while you spend the rest of the day at the beach.
Late Check-Out (After 11:00 AM)
Subject to availability. If no one is checking in that day, we can often allow late check-out until 2–3 PM for a small fee (€15–20). Ask in advance; we'll accommodate if possible.
Payment Terms
Deposit Required to Confirm Booking
We require a deposit (typically 30% of the total stay) to secure your reservation. This confirms your commitment and allows us to hold the studio for you, turning away other inquiries.
Remaining Balance Due on Arrival
The remaining 70% is due when you check in. Accepted methods: cash (euros), credit/debit card, bank transfer. We provide a detailed receipt.
No Hidden Fees
The price we quote is the price you pay. No resort fees, no cleaning fees (unless you leave extraordinary mess), no service charges. Electricity and water included.
Additional Charges
The only extra costs are optional services you request: airport transfer, late check-out, or damage to property. Air conditioning is included at no extra charge.
Cancellation & Refund Policy
Free Cancellation: Up to 7 Days Before Arrival
Cancel at least 7 days before your scheduled check-in date and receive a full refund of your deposit. No questions asked, no penalties. We understand plans change.
Late Cancellation: Less Than 7 Days Before Arrival
Cancellations within 7 days of arrival forfeit the deposit. This is because we've likely turned away other bookings to hold your studio.
Flexible Approach for Emergencies
If you need to cancel due to illness, family emergency, or travel restrictions (flight cancellations, visa issues, COVID-related rules), contact us. We'll work with you to find a fair solution—rescheduling, partial refund, or credit for a future stay. This flexibility is only possible because we're a small family business, not a corporate chain.
No-Show Policy
If you don't arrive and don't contact us, you forfeit the entire payment (deposit + balance if already paid). If you're going to be late or can't make it, just call or message—we're reasonable people.
House Rules
These rules ensure everyone enjoys their stay:
Quiet Hours: 11 PM – 8 AM
Respect other guests' sleep. Keep music low, voices down, and avoid slamming doors. Enjoy the beach and tavernas for evening entertainment.
No Smoking Indoors
Smoking is not allowed inside studios. You're welcome to smoke on your private balcony or terrace. Dispose of butts properly (not over the railing).
Maximum Occupancy
Studios are priced for specific numbers of guests. Don't exceed the stated capacity without discussing with us first. Extra guests require extra beds, cleaning, and may not be permitted in smaller studios.
Respect the Property
Treat the studio as you would your own home. Clean up spills, don't move furniture, and report any damage immediately. Minor wear is expected; intentional damage is charged.
Waste Management
Dispose of trash in the provided bins. Corfu has strict recycling rules—we'll explain on arrival. Don't flush anything except toilet paper (no wipes, tampons, or paper towels—Greek plumbing can't handle them).
Energy Conservation
Turn off air conditioning when you leave for the day. Close windows when A/C is running. Greece has high electricity costs, and we appreciate guests who use resources responsibly.
Visitors
You're welcome to have friends visit during daytime. Overnight guests must be registered and cannot exceed studio capacity. No parties or events without prior approval.
Age & Group Policies
Minimum Age: 18 Years
The primary guest must be at least 18 years old. Families with children are welcome; unaccompanied minors are not.
Children Welcome
We host many families with children. Our ground-floor apartment is especially suitable for families with toddlers. Baby cots and high chairs available free of charge.
Large Groups
If you're booking multiple studios for a group (weddings, family reunions), contact us directly. We can coordinate room assignments, payment, and any special requests.
Stag/Hen Parties
We're a quiet, family-oriented property. Large party groups seeking loud entertainment should look elsewhere. We're happy to host small groups of friends who respect quiet hours and other guests.
Damage & Security Deposit
We do not require a security deposit for most bookings. We trust our guests. However, if you cause damage beyond normal wear (broken furniture, stained linens, missing items), we'll charge the cost of repair or replacement. Most stays involve zero damage—guests respect the property and we have no issues.
If something breaks accidentally during your stay (a glass, a plate), just tell us. These things happen and we don't charge for minor accidents. It's the difference between accidentally dropping a mug (no charge) and punching a hole in the wall (charge).
Liability & Insurance
Astacos Studios maintains property insurance and public liability insurance. However, we're not responsible for theft, loss, or damage to your personal belongings. Don't leave valuables unattended on the beach or in unlocked studios. We provide a lockable door; use it.
The Ionian Sea, while beautiful, is still the sea. We're not responsible for accidents during swimming, snorkeling, or boat trips. Use common sense: don't swim alone, check weather conditions, supervise children, and avoid alcohol before water activities.
