By booking accommodation with Astacos Studios, you agree to these terms and conditions. Please read them carefully before making a reservation.
These terms apply to all bookings made directly with Astacos Studios:
A booking is confirmed once we receive your deposit and send written confirmation
Guests must be 18+ years old to make a booking
All guests are expected to respect the property, other guests, and local community
We reserve the right to refuse service or terminate a reservation in case of disruptive behavior
Deposit Requirements
Standard Bookings: 30% deposit required to confirm reservation
Peak Season (July-August): 50% deposit may be required
Full Payment: Balance due upon arrival or as agreed in advance.
Payment Methods
We accept:
Bank transfer (IBAN provided upon booking)
Cash (EUR) upon arrival
Card payment (subject to availability)
Note: All prices are quoted in EUR. Exchange rate fluctuations are the responsibility of the guest.
Standard Cancellation Terms
More than 30 days before arrival: Full refund minus €50 admin fee
15-30 days before arrival: 50% refund of deposit
Less than 15 days before arrival: No refund
No-show: Full booking amount charged
Cancellations:
30 days before arrival: Full refund.
Force Majeure
In cases of force majeure (natural disasters, pandemics, government restrictions), we will work with you to reschedule your booking or offer a credit for future stays. Refund terms may be adjusted based on circumstances.
Check-In
Time: After 15:00 (3 PM)
Early check-in may be available upon request .Please notify us of your estimated arrival time.
Check-Out
Time: By 11:00 (11 AM)
Late check-out may be available (subject to next booking). Please leave the studio in reasonable condition.
Return keys before departure
No Reception Desk: We arrange personal meet-and-greet for check-in. Please contact us via
WhatsApp (+30 697 383 8972) with your arrival details.
Respect & Quiet Hours
Quiet hours: 22:00 - 08:00
No loud music or disruptive behavior
Respect other guests and neighbors
Smoking
Smoking is permitted on outdoor balconies/terraces only.
Absolutely no smoking inside studios.
Please dispose of cigarette butts responsibly.
Guests & Visitors
Only registered guests may stay overnight
Day visitors must be approved in advance
Maximum occupancy limits strictly enforced
Pets
Pets are generally not permitted.
Service animals welcome (please notify in advance).
Contact us if you have special requests.
Property Care: Guests are responsible for any damage caused during their stay
Lost Keys: Replacement key charge: €50
Excessive Cleaning: Additional cleaning fees may apply if studios are left in unreasonable condition
Utilities: Please use air conditioning, electricity, and water responsibly
Security: Lock doors and windows when leaving the property
Property Liability
Astacos Studios is not liable for:
Loss, theft, or damage to guests' personal belongings
Personal injury not caused by our negligence
Circumstances beyond our control (power outages, water supply issues, etc.)
Third-party services (tours, rentals, restaurants)
Travel Insurance
We strongly recommend guests purchase comprehensive travel insurance covering:
Trip cancellation and interruption
Medical emergencies
Personal belongings
Personal liability
Valuables: We provide a safe in each studio. Please use it for passports, cash, and valuables.
We are not responsible for items left unsecured.
Astacos Studios reserves the right to:
Change room allocation (to equivalent or superior accommodation) if necessary
Refuse service or terminate reservations for breach of terms
Make reasonable changes to facilities for maintenance or improvement
In the unlikely event we must cancel your booking, we will provide:
Full refund of all payments made
Assistance finding alternative accommodation if possible
Privacy & Data Protection
Your personal information is handled according to our Privacy Policy. By booking with us, you consent to our use of your data for reservation and communication purposes.
If you have concerns or complaints:
Contact us immediately during your stay so we can address issues in real-time
For post-stay complaints, contact us within 7 days via WhatsApp or email
We will work in good faith to resolve any disputes amicably
These terms are governed by Greek law. Any disputes will be subject to the jurisdiction of Greek courts.
We may update these terms from time to time. Changes will be posted on this page with an updated date. Terms in effect at the time of booking apply to your reservation.
